| Survey | Guide price | What's included |
|---|---|---|
| House roof inspection | from £175 | Close-up photos of every slope, chimney and gutter, condition notes |
| House roof with measured report | from £295 | As above, plus areas, pitches and lengths from a scaled 3D model |
| Commercial, industrial and farm roofs | from £450 | Large or fragile roofs, rooflights, gutters and outlets |
| Several buildings or blocks | quoted | Priced from the site plan |
Guide prices before VAT for properties with open airspace. The condition report is a visual inspection of the outside of the roof, not a structural or home buyer's survey.
What drives the price
Size and shape of the roof
A simple pitched roof on a semi takes a few minutes to fly. A large house with hips, valleys, dormers and several chimneys takes longer and has more to report.
Measurements
The inspection photos and notes are the standard survey. A measured roof report needs more photos, ground control and a 3D model, which is what the extra covers.
Commercial roofs
Industrial and farm roofs are larger, often fragile (fibre cement or rooflights), and need more detailed reporting of gutters and outlets, so they start at a higher price.
How our prices compare
Consumer cost guides in 2026 put a drone roof survey of a house at around £210 including VAT on average, and a commercial drone roof survey at £770–£1,100 (Checkatrade's roof inspection cost guide, September 2026). Industry guides put commercial drone roof inspections at £300–£950 (Dronedesk, May 2026). Our house inspection is in line with the average, and our commercial price sits at the lower end.

Questions we get asked
How much does a drone roof survey cost?
With Dimensure, a drone roof inspection of a house costs from £175, including close-up photos of the whole roof, marked up, with visual condition notes. With a measured roof report (areas, pitches and lengths) it costs from £295. Commercial, industrial and farm roofs cost from £450. Prices are before VAT, with travel included within 50 miles of Corby.
What is the average cost of a roof inspection in the UK?
Consumer cost guides in 2026 put a drone roof survey of a house at around £210 on average including VAT, and a commercial drone roof survey at around £770 to £1,100. A traditional roof inspection averages around £260 including VAT, before any access equipment.
Is a drone roof survey cheaper than scaffolding?
Yes, for finding out what's wrong. Scaffold or a cherry picker just to inspect a roof can cost several hundred pounds before any repair is quoted. A drone survey shows the roof close up for less, so access is only paid for once you know it's needed.
What makes a roof survey cost more?
Large or complex roofs with many slopes, valleys and dormers, a measured roof report, several buildings on one site, properties in airport restriction zones that need permission, and urgent same-day visits.
