What drives the price

Extent

The length of road and footpath, and the number of properties, decide how long the record takes on site and how long the defect schedule takes to write.

Interiors

Recording inside a neighbouring house takes longer, needs an appointment with the owner and adds to the schedule, so it's priced per property.

Before and after

The post-completion survey reuses the same extent, control and method, which keeps it the same price and makes the comparison like for like.

How our prices compare

Published guidance puts a schedule of condition from around £450 plus VAT at 2020 prices, with typical party wall schedules estimated at £1,500–£2,000 (Designing Buildings Wiki, party wall surveyor costs, checked October 2026). Ours start below that, and include a laser scan most photographic schedules don't have.

Included on every condition survey

  • Laser scan of roads, kerbs and walls
  • Dated drone aerial of the frontage
  • Photos referenced to a location plan
  • Written schedule of existing defects
  • Data kept for at least six years
  • Report within 3 working days

Questions we get asked

How much does a pre-start condition survey cost?

With Dimensure, a pre-start condition survey costs from £395 for a road frontage up to about 100 metres or the outside of one neighbouring property, including a laser scan, drone imagery, referenced photos and a written schedule of existing defects. A matching post-completion survey costs from £395. Whole site perimeters are priced on the extent. Prices are before VAT, with travel included within 50 miles of Corby.

What does a schedule of condition usually cost?

Published guidance puts a schedule of condition from around £450 plus VAT at 2020 prices, and suggests typical fees of around £1,500 to £2,000 for party wall schedules, rising for complex buildings, with prices up to 30% higher than in 2020. Prices vary with the size of the property and whether interiors are included.

Why include a laser scan if photos are cheaper?

Because a scan lets a later claim be measured rather than argued. The extra time on site is small, and the first time a damage claim is settled with measured data instead of an argument about photos, it has paid for itself.

What costs extra?

Interiors of neighbouring properties (with the owner's permission), long frontages or several streets, attending a joint inspection with a council officer, and tight timescales just before a start date. All are priced before booking.
